Here is an update from the July 19 Planning Commission meeting. These are not official minutes. Please call the Planning Dept if you have any questions.
PLANNING COMMISSION Update
July 19, 2005
Agenda Items
1. Preliminary Plat - Wander Lane Estates- 4642 S Wander Lane
The applicant, Kodiak Homes, asked for approval to split this lot on Wander Ln. There is an existing house on the lot but that will be removed. The lot isn’t quite wide enough for two lots so the Board of Adjustment heard this matter and granted a variance for the second lot(72' & 80'). Both lots have the required 10,000 SF. The PC agreed to the lot split and asked the applicants to make certain the significant Sycamore tree in the front yard is protected and preserved.
2. Preliminary Plat - Firmage Place- 2171 E Arbor Lane
The applicant, Alan Prince, is asking to create a second lot on this large property which fronts on Arbor Lane next to the cemetery. He will build one new house, the Firmage house will remain. The Planning Commission and the neighbors agreed that one house is better for the neighborhood and approved the plat.
3. Exception - Barton Residence - 4680 S Kelly Cir.
This application was brought back from last month. The Barton’s want to build a small addition onto the rear of their house. Since their lot fronts onto Spring Creek, they needed a setback exception from the Commission. After much discussion on the engineering and environmental concerns, as well as several objections from neighbors, the Commission granted the exception with the condition that the geotech and engineers agree to the soil stability and the bank and vegetation mitigation measures.
4. Conditional Use- Kaufman Garage - 1927 E Sycamore Dr
The Kaufman’s have recently bought this quaint older home and want to build a large garage in the rear to house an antique car collection. The Commission approved the CUP for the garage but warned Mr. Kaufman that if he works on his cars in the garage, he will need to comply with the City’s noise and light regulations.
5. Ordinance Discussion - Lot Coverages in the Rural Residential Zones-
The Commission agreed to hold a meeting with builders, developers and architects on August 9, to get their input on this proposed ordinance amendment.
Tree Protection Language - The Commissioners were given an updated copy of the proposed language and will hold another public meeting prior to making their final recommendation. Staff was asked to schedule this meeting and put an article on the web and in the Journal to inform the citizens of this proposed language.
Other Business- Election of officers was postponed until such time as a full commission can be seated.
